Get your home show-ready and maximize your sale price.
Curb Appeal
- Power wash driveway, walkways, and exterior siding
- Fresh mulch in all flower beds
- Trim all shrubs, trees, and hedges
- Edge the lawn and apply fresh fertilizer
- Paint or replace the front door if worn
- Replace house numbers if faded or dated
- Clean or replace exterior light fixtures
- Repair any cracks in driveway or walkways
- Remove any clutter from yard, porch, or garage exterior
Deep Cleaning
- Hire a professional cleaning service for a top-to-bottom clean
- Clean all windows inside and out
- Clean window tracks and sills
- Shampoo carpets or refinish hardwood floors
- Clean grout lines in kitchen and bathrooms
- Clean inside all appliances (oven, refrigerator, dishwasher)
- Clean light fixtures and ceiling fans
- Wipe down all baseboards, trim, and crown molding
- Clean inside all cabinets and drawers
Declutter & Depersonalize
- Remove 30–50% of items from every closet to show storage space
- Pack away personal photos and memorabilia
- Remove excess furniture to make rooms feel larger
- Clear kitchen and bathroom countertops completely
- Remove refrigerator magnets and notes
- Pack away collections, knick-knacks, and hobby items
- Remove political, religious, or controversial items
- Organize garage — buyers will look in there
Repairs & Touch-Ups
- Touch up paint throughout — use the original paint color if possible
- Fix any dripping faucets or running toilets
- Replace burned-out light bulbs (use matching color temperature throughout)
- Fix squeaky doors and sticky drawers
- Repair any holes or cracks in walls
- Re-caulk around tubs, showers, and sinks if discolored or cracked
- Fix any broken hardware (cabinet pulls, door handles)
- Repair or replace damaged window screens
- Address any obvious deferred maintenance items
Staging
- Add fresh flowers or plants for showings
- Use neutral, fluffy towels in bathrooms
- Set the dining table for a lifestyle feel
- Add a bowl of fresh fruit in the kitchen
- Ensure all rooms have adequate lighting — add lamps if needed
- Remove pet beds, bowls, and toys for showings
- Use subtle, neutral scents (avoid strong air fresheners)
- Make all beds with fresh, neutral bedding
Final Pre-Listing Steps
- Complete all agreed-upon repairs before photography
- Schedule professional photography (do not list without it)
- Review and approve listing description before it goes live
- Confirm lockbox placement with your agent
- Establish a showing schedule and communication plan
- Remove valuables, medications, and sensitive documents before showings
- Make arrangements for pets during showings
