FAQs

Questions I get all the time.

How much do I need for a down payment?

It depends on your loan type. VA and USDA loans can be zero down. FHA requires 3.5%. Conventional can be as low as 3%. I'll help you figure out which option fits your situation.

How long does the buying process take?

From pre-approval to closing, most purchases take 30–45 days once you're under contract. The search itself varies — some clients find their home in a week, others take a few months.

Do I need a real estate agent to buy a home?

Technically no — but the seller typically pays the buyer's agent commission, so you'd be leaving professional representation on the table for free. It's almost always in your best interest to have an agent.

What is a home inspection and do I need one?

A home inspection is a professional evaluation of the home's condition. I always recommend one — it can reveal issues that affect your decision or give you negotiating leverage.

How do I know what my home is worth?

I'll prepare a Comparative Market Analysis (CMA) that looks at recent sales of similar homes in your area. It's more accurate than online estimates and completely free.

What is the Lowcountry real estate market like right now?

The Charleston and Summerville markets are dynamic — inventory, rates, and demand shift regularly. Check out the blog posts above for my latest market updates, or reach out and I'll give you a current snapshot.
